Uninterrupted Power We provide 24 x 7 x 365 operations and maintenance support of all Electro-mechanical installations as specified. We would carry out Preventive Maintenance checks and spare part management and control. Logbook would be maintained along with daily, weekly and monthly checklist. Preventive Maintenance and operation of the complete internal electrical installations, the H.T. and L.T. Panels.Monitoring the electricity consumptions by the entire complex.Operation and maintenance of HVAC.Networking & Structured cabling.Inspection of meters periodically to ensure their functioning.Maintaining log Books to document the electricity meter reading.Periodic checks to ensure that all cable and wire are firm.Ensure that the access to all electrical is limited to authorized personnel.Ensure that the access to all electrical shaft doors, meter boxes are locked at all times.Ensure that the mechanical operation is smooth and firm.Ensure that all electrical fitting are in proper working conditions Diesel Generator Sets Maintain the mains and standby of the DG set.Ensuring a smooth switch on and off mechanism in the system.Monitoring and Recording Diesel Consumption.Maintaining the log books.Maintaining all equipment related to the DG sets, including the allied A.M.F. panel.Periodic Servicing of the engine and alternators to ensure smooth running. Elevator Management Operation of lifts for the entire facility.The Maintenance has to be conducted by an AMC contract with the supplier of the elevator.Training the security guard to mange any elevator related emergency.Ensuring regular cleaning inside the elevator.Assessing and reporting any damage done to the interiors of the elevator. Periodic Maintenance System Apart from regular cleaning, this includes cleaning of interiors with industrial cleaners. This exercise would be monitored and checked by supervisors. Periodic carpet cleaning in office areas.Scrubbing of certain demarcated areas on a periodic basis.Removal of cobwebs from the common spaces in the facility.Cleaning of the light fixture and other electrical fixture sin the common area and corridors.Cleaning of the external façade and frames on a periodic basis. Daily Maintenance System This covers daily cleaning of common area office furniture, mechanical, electronic equipment and carpeted areas/hard floor. The following activates are included: Sweeping of the premisesGlass cleaning within the premises.Sweeping and cleaning of the common areas and lobbies.Cleaning of the furniture in the common areas.Cleaning of the toilets.Dish Washing and cleaning of pantry area.Removal of garbage if it collects at any place within the premise cleaning & mopping of the staircase area within the premises. Pest Cotrol Measures Vector Control Services : These services shall be provided for the control of adult as well as immature stages of he pest. For control of immature stages we shall concentrate on the open areas and surroundings.All breeding spots mentioned above shall be treated with solfac-10% W.P or fendona 5% W.P Inside the premises, we shall use pyrethrum extra 2% in 0.1% in oil base for control of these pests.Particular attention shall be paid to bathrooms, garbage bins, drains and all plants laundry area.
